This project utilizes a precast concrete cross-wall structure, ensuring stability, durability, and efficiency in construction. The design follows a braced structural system, with precast shear walls providing lateral stability for the entire building. These walls are engineered to distribute loads effectively, optimizing both strength and performance.

The development consists of two distinct sections: a three-storey structure in one part of the building and a two-storey section in another. The main framework is formed using solid and twin precast concrete walls, complemented by spine beams, columns, and wideslab floor units. The external walls are constructed with 150mm thick solid precast elements, while the primary internal walls feature 220mm thick twin-wall panels, ensuring both structural integrity and fire resistance.

The floors incorporate 100mm deep precast wideslab units, topped with a 125mm structural screed to create a strong and stable surface. In certain areas, such as en-suite spaces, the screed depth is reduced by 75mm to allow for seamless wet room installations. Precast stairs are integrated into the design, offering a high-quality, factory-controlled solution that enhances both safety and efficiency on-site.

To account for natural movement and thermal expansion, the building is divided into four sections using 25mm wide expansion joints. The external cladding and insulation are securely affixed to the precast solid walls, ensuring high levels of energy efficiency and weather resistance.

By leveraging precast concrete technology, this project benefits from precision manufacturing, reduced construction time, and enhanced sustainability. The use of prefabricated elements allows for a streamlined assembly process, minimizing on-site labor while maintaining a high standard of quality and performance.
